2. The SOFIAC model in practice
- How it works: SOFIAC assumes 100% of the costs and risks at every stage (audit, design, works, M&V), with no initial contribution from the company.
- Targets & thresholds: commercial/industrial companies (and condominiums), typically with > 500 k€ annual energy expenditure (building portfolio).
- Assets & ownership: ownership/maintenance arrangements and transfer of equipment to the customer, with guaranteed savings.
- Work eligible for financing: HVAC, BMS, lighting, heat recovery, heat pumps/processes, utilities optimization, water, etc.
- Linking with grants (ADEME, Région AURA...): cumulation/subsidies in the financing plan ("kWh avoided" logic).
3. Differences vs. bank/broker/financier
- Financial: no initial contribution; contract indexed to savings achieved; savings trajectory & M&V; balance sheet impacts.
- Technical/operational: turnkey, performance commitment, monitoring, GHG reporting (compatible with ESG/CSRD objectives).
- Ability to aggregate multi-site/multi-measure portfolios (accelerate work plans).
